Most people don’t like to leave too far from the city where all the fun and excitement is. Buying a dry land in places like Atan or Badagry is exactly what many people in Lagos would say “God Forbid” to.
So instead, they prefer to buy a land within the city even if its a wetland. A wetland is mostly a waterlogged area that has vegetation and trees growing in it.
Most times, these lands are very cheap compared to what a dry land around that area would cost, but due to no available dry land or stupendous funds that can make you to boldly knock on someone’s house and insist you want to buy their house at a fee they can’t resist. Many are left with no choice but to buy waterlogged lands so as to make their dream of living in the city come true.
Personally, I don’t see anything wrong with buying a land cheaply or it been waterlogged. I just need you to understand the advantage and disadvantages/challenges that comes with buying such land.
Advantage of buying a waterlogged land are;
- It’s cheaper compared to dry lands in that area.
- You can practice your hunting skills
- You get a lot of wild life friends
- In other states not in Lagos, you can buy a waterlogged land and they won’t sell it to another person. Please note, we can’t guarantee this doesn’t happen in Lagos.
Now, after struggling hard to give you some good news about that waterlogged land, let me tell you some of the disadvantage or let’s call it challenges of buying and building in a waterlogged area.
- If the foundation is not done properly the house will sink or collapse.
- You would need to buy a lot of filling sand to fill up the place.
- It would be more expensive to build soak away and drill borehole.
- If your foundation is not properly raised, on the long run, your house would be the meeting place of where all the water others pushed away with filling.
- Moist would affect everything affect-able if not properly coated.
- When your foundation have exposed reinforcement, it and other metals nearby would corrode, this might ultimately lead to the collapse of the building.
- Building in this kind of land would require the experience of a structural engineer/ builder and the expertise of a team of workmen.
I can list a few more challenges but let’s keep it at this, with these few post of mine I hope I have been able to convince you that if you must, absolutely must, buy a waterlogged area, be ready to use an experienced engineer and labour force.
And also, just to hint you on this, whatever amount you may think you are saving on the difference between a dry land and waterlogged land, hmm… sometimes you end up spending that amount or more to put up a solid foundation.
